Tips to Maximum Home Value and a Quick Sale: Before you decide to sell your home remember that your home is your most valuable financial asset. This will help focus the buyer´s attention on your rooms and closets instead of what is in them. Tip 5: Make it look squeaky-clean. Windows, faucets, fixtures, switch plates, door facings and baseboards need to be smudge free; your kitchen and bathroom floors should be clean enough to eat off of. To most buyers looking at your home - a clean house means a well-maintained house. Tip 6: Eliminate suspect smells from the likes of pets or smoke. If your pet has had too many accidents, you may need to replace the affected area. Pull out the carpet, replace the padding and seal the concrete to make sure the odors stay away. If your not sure how your house smells, ask your neighbor over and let them give you their two cents. Tip 7: Pay close attention to your curb appeal. Most people don´t realize the potential showings they are missing out on just because of their front yard. Many potential buyers will first look at your property on the Internet and with out some awesome curb appeal you may never get a showing. That´s why your landscaping is so important and needs to be in perfect condition at all times. Trees & shrubs pruned, lawn mowed and sidewalks edged just for starters; and it never hurts to plant some seasonal color like pansies in the winter or begonias & impatians in the summer to add that extra touch. Tip 8: Neutralize and un-personalize. A new coat of paint inside or out in neutral shades and replacing worn out carpet and broken window panes is money well spent when it comes to sprucing up the place that extra little bit. Try to remove as much artwork and personal stuff from your home as possible so potential buyers can envision their own belongings in the house. Tip 9: Pay attention to the floors. Just because your flooring is well maintained does not mean it is up to date. Keeping them spotless won't help if they're dated, worn or impossibly stained. You shouldn't spend a fortune since you're unlikely to recoup all the cost. Look for compromises that can improve the home's appearance without draining your bank account. |
